Changing locks
Perhaps, you are unsure who has keys to the property, so the safest way to keep it secure is to change the locks as soon as possible.
Key safe fitting
A secure, coded key safe fitted discreetly on the outside allows authorised persons access with ease. This removes the need for a key holder to attend each time someone needs access.
Drain down
The drain down service includes, stopping the properties water supply at the stopcock and draining out all of the excess water, thus reducing the risks of floods/leaks. This is particularly important during the winter months as if water freezes it expands which damages the pipework causing flooding.
Gas and electric
For safety, the utility services are turned off. We take meter readings to allow executors to manage utility suppliers.
Property inspections
Vacant properties are often are target for break ins. We offer an inspection service which checks the property is safe and secure both internally and externally. A full suite of photographs are provided and these can be carried out as frequently as required.
Pest control
Mice, rats and other pests can cause considerable damage. We can remove pests from the property quickly and safely.

General Internal & External Maintenance
Vacant properties can fall into disrepair. We’ll help by clearing gutters, carrying out repairs, decorating, and any other general repair work.
Initial Property Search
We understand we are your eyes and ears onsite and have designed our initial property search to be as helpful as possible. It can be made completely bespoke to your requirements.
Our service currently includes a basic property condition report to help in preparation of marketing, highlighting any obvious health and safety issues which may affect anybody entering the property, or affecting your insurance requirements. The report includes a full suite of photographs both internally and externally and includes information on the location of the stop tap, gas and electric meters and the meter readings etc.
We then proceed to; turn off the water, gas and electric, drain down the water and heating systems and remove the perishables.
A document search is carried out with any useful documents being sent to yourselves, recorded delivery.
The security of the property is finally checked before we leave and the keys are delivered back to wherever required.

We can collect keys from a local agent or local key holder. Alternatively keys can be posted to us for us to post back, or we can arrange for a key safe to be fitted in a discrete location. There are a number of solutions.
